McKinney, TX Schools Guide: Districts, Ratings, and How Zoning Works

The most common surprise I see with McKinney buyers is this: they assume a McKinney address means McKinney ISD. It often doesn't. McKinney is served by at least seven public school districts once you count the edges, and the line between them can run down the middle of a master planned community.

I'm PJ Zaji, a REALTOR and mortgage loan officer with Expand Realty Group. I help families buy in McKinney and the surrounding Collin County suburbs, and school zoning comes up in almost every first conversation. This guide covers which districts serve which parts of McKinney, the 2025 to 2026 state ratings, the McKinney ISD rezoning and campus closures that took effect for 2026 to 2027, the tax difference between districts, private school options, and Collin College.

One rule before you read further: attendance zones change. McKinney ISD redrew every elementary, middle, and high school boundary for this school year. Treat anything a listing says about schools as a starting point, then confirm with the district for the exact address before you sign a contract.

If you're new to the area, my guide to moving to McKinney covers the city itself. This post stays on schools.

1. Which School Districts Serve McKinney

Here is the short version. Ratings are the Texas Education Agency (TEA) A through F ratings released in August 2026 for the 2025 to 2026 school year. Tax rates are 2026 adopted school district rates per $100 of taxable value.

District Where it shows up with a McKinney address 2026 TEA rating 2026 school tax rate
McKinney ISD Most of the city: historic core, east side, Stonebridge Ranch (most of it), Eldorado, Trinity Falls, Painted Tree, Ridgeline, Erwin Farms B (87) 1.0664 (about 1.0347 if the Nov 3 tax rate election fails)
Frisco ISD Southwest: Craig Ranch, Estates at Stacy Crossing, The Retreat at Craig Ranch, the southern parts of WestRidge A (91) 1.0194
Prosper ISD Northwest: Tucker Hill, Aster Park, Highland Lakes, Auburn Hills, Wilmeth Ridge, Highlands at WestRidge, Eliana A 1.2011
Allen ISD East side of Craig Ranch, for example The Danielle A Not verified for this post
Lovejoy ISD Southeast edge toward Fairview and Lucas, for example Serenity A 1.2373
Melissa ISD North edge, for example Willow Wood (McKinney 75071 address) A Not verified for this post
Princeton ISD East edge toward Princeton; confirm by address B Not verified for this post

Celina ISD (rated B for 2025 to 2026) sits northwest of McKinney. I didn't find McKinney address neighborhoods zoned to it, but it matters if you're comparing new construction in Celina against McKinney.

A note on the 2026 ratings: the Texas Tribune's school pages point out that TEA redesigned the science tests in 2026, which likely helped push ratings up statewide. A rating is one data point. Look at the campus, not just the district letter.

2. How School Zoning Actually Works in McKinney

Three different lines matter when you buy a home here, and they don't line up:

  • Mailing address. Set by the post office. "McKinney, TX" on an envelope tells you almost nothing about schools or taxes.
  • City limits. Decides your city tax, trash, police, and whether you can vote in city elections. Some McKinney addresses are in Lowry Crossing, Princeton, Fairview, or unincorporated areas.
  • School district boundary. Drawn separately from both. Districts don't follow city lines.

Real examples from 2026 listings and research:

  • Craig Ranch has McKinney addresses and pays City of McKinney taxes, but it's Frisco ISD for most homes and Allen ISD on the east side. I found no McKinney ISD homes there.
  • Tucker Hill is inside McKinney but zoned to Prosper ISD (Reeves Elementary, Walnut Grove High School in historical listings).
  • Simpson Crossing has a McKinney 75069 address, sits in the City of Lowry Crossing, and is zoned to McKinney ISD.
  • Eastridge has a McKinney 75071 address and sits in the City of Princeton. Confirm the school district for each lot before you write an offer.
  • Willow Wood by Bloomfield Homes has a McKinney 75071 address and is zoned to Melissa ISD.
  • WestRidge splits between Frisco ISD in the older southern sections and Prosper ISD in the newer northern sections.

How to check a specific address

  1. Use the district's own attendance zone lookup tool. Each district runs one on its website.
  2. Check the property on the Collin Central Appraisal District site. The tax entities listed for the parcel show the school district that taxes it.
  3. Call the district's enrollment office if the home is near a boundary or in a new phase. New streets sometimes aren't in the lookup tool yet.
  4. Don't rely on the school fields in an MLS listing or on a third party site. Those are typed in by people and often lag a rezoning.

3. McKinney ISD: Ratings, Rezoning, and What Changed for 2026 to 2027

McKinney ISD earned a B (87) for 2025 to 2026, its fifth B in a row, according to Community Impact. Nine of its 33 rated campuses earned an A, including all three high schools: McKinney High, McKinney Boyd, and McKinney North.

Three elementary schools closed

On Nov 5, 2025, the board voted to close three elementary campuses at the end of the 2025 to 2026 school year. The district projected about $3 million a year in savings, all from labor. Here is what happened to each building, per Community Impact's July 2026 report:

Closed campus Address New use
C. T. Eddins Elementary 311 Peregrine Drive Student Support and Professional Learning Center (special populations administration, McKinney Education Foundation offices)
Arthur H. McNeil Elementary 3650 S. Hardin Blvd. Arthur McNeil Learning Academy (safety and security, counseling services, alternative placement program)
Earl and Lottie Wolford Elementary 6951 Berkshire Road Student Support and Professional Learning Center (Club 360 administration, expanded daycare)

Why this matters for buyers: older listings and neighborhood pages still name these schools. For example, historical sales in Tanglewood at Stonebridge Ranch list Wolford Elementary. That's no longer an option. If a seller's flyer names Eddins, McNeil, or Wolford, ask for the current zoned campus.

New boundaries across the district

The board approved new elementary, middle, and high school maps on Dec 15, 2025, effective August 2026. Based on Community Impact's coverage:

  • The elementary map reflects the three closures plus projected growth in the north and decline in the south.
  • Each middle school now serves both sides of US 75. The change was meant in part to slow growth at Johnson Middle School, which had been projected to pass 2,000 students by 2030 to 2031.
  • Some students moved from McKinney North High School to the other two high schools. North had been projected to pass 3,200 students by 2030 to 2031. North is expected to stay in 5A athletics, and the other two in 6A.
  • Incoming 5th, 8th, and 12th graders could stay at their current campus for 2026 to 2027. Affected students get priority in the Choose McKinney transfer process, subject to space.

The November 3, 2026 election

McKinney ISD has a voter approval tax rate election (Proposition A) and about $500 million in bonds (Propositions B through E) on the Nov 3, 2026 ballot. The adopted 2026 rate of 1.0664 includes 3.17 cents that depends on Prop A. If Prop A fails, my math puts the rate at about 1.0347. The district says its rate has dropped about 28% over five years, from 1.4747 to 1.0664. I'm not telling anyone how to vote. I'm telling you the number on your tax bill depends on it, so check the result before you finalize a budget.

The bond package, per the district: Prop B at $430.95 million (renovations, two new elementary schools, career and technical education, buses), Prop C at $62 million (technology), Prop D at $4.5 million (pool), and Prop E at $2.55 million (turf and track).

4. Frisco ISD in McKinney

Frisco ISD earned an A (91) for 2026, its fifth straight A, according to Community Impact. In McKinney, it covers the southwest corner near SH 121 and the Sam Rayburn Tollway. Listings in Craig Ranch commonly show Elliott, Ogle, Isbell, or Comstock elementaries, Scoggins Middle, and Emerson High School. Estates at Stacy Crossing, a Normandy Homes community at 6860 Kingwood Dr, lists Comstock, Scoggins, and Emerson.

Frisco ISD's 2026 rate is 1.0194, the lowest of the main districts here. That makes southwest McKinney one of the better values for buyers who want an A rated district and a city with full services. Prices reflect that. Craig Ranch had 157 closed sales in the 12 months to Oct 28, 2026 with a median of $508K per NTREIS data. My Craig Ranch page has the detail.

5. Prosper ISD in McKinney

Prosper ISD earned an A for 2025 to 2026. In McKinney, it covers a large part of the northwest side. Neighborhoods include Tucker Hill, Auburn Hills, Wilmeth Ridge, Highlands at WestRidge, and newer communities like Aster Park, Highland Lakes, and Eliana.

Two things to know. First, Prosper ISD has the highest school tax rate of the main districts at 1.2011 for 2026. Second, it's growing fast, and new campuses keep opening. Builder pages for Highland Lakes and Eliana list a placeholder "New High School #3," and different sources show different elementary assignments for the same community. For Eliana, one source lists Reeves Elementary and Walnut Grove High School while another lists different campuses. Ask the district, not the builder.

If Prosper is on your list anyway, compare it head to head in McKinney vs. Prosper.

6. Allen ISD and Lovejoy ISD

Allen ISD

Allen ISD earned an A for 2025 to 2026 (Community Impact, Aug 17, 2026), with an A in student achievement and a B in school progress and closing the gaps. In McKinney, it mainly appears on the east side of Craig Ranch. Listings at The Danielle show Kerr Elementary, Ereckson Middle, and Allen High School. See McKinney vs. Allen and Allen homes for sale.

Lovejoy ISD

Lovejoy ISD earned an A for 2026 on the Texas Tribune's school pages, and the district reported A ratings for the district and all six campuses in 2024 and 2025. It mostly serves Lucas and Fairview, but a few McKinney address neighborhoods on the southeast side are Lovejoy. Serenity, a neighborhood with half acre to 0.7 acre lots, lists Puster Elementary, Sloan Creek and Willow Springs, and Lovejoy High School in historical sales. Lovejoy's 2026 rate is 1.2373 per the Collin County tax rate summary. Expect higher prices in Lovejoy zoned areas.

7. Melissa, Princeton, and Celina on the Edges

McKinney's north and east edges are where address confusion is most common, because that's where the newest subdivisions are.

  • Melissa ISD earned an A for 2026 on the Texas Tribune's pages. Willow Wood, a 306 acre Bloomfield Homes community with McKinney 75071 addresses, is zoned to Willow Wood Elementary, Melissa Middle, and Melissa High School. See Melissa homes.
  • Princeton ISD earned a B for 2026. Several new communities east of McKinney carry McKinney mailing addresses but sit in the City of Princeton. Check the ISD lot by lot. See Princeton homes.
  • Celina ISD earned a B for 2025 to 2026 (Community Impact, Aug 14, 2026), with category scores of 88 for student achievement, 78 for school progress, and 79 for closing the gaps.

8. What the District Choice Does to Your Tax Bill

School tax is the largest piece of a Collin County property tax bill. Here is the 2026 total for a home inside McKinney city limits with no PID or MUD, using the city rate (0.412284), Collin County (0.151414), and Collin College (0.081220).

School district School rate Total rate per $100 School tax on a $500,000 homestead (my math)
McKinney ISD 1.0664 About 1.71 About $3,839
Frisco ISD 1.0194 About 1.66 About $3,670
Prosper ISD 1.2011 About 1.85 About $4,324

The school tax column subtracts the $140,000 school homestead exemption Texas voters approved in November 2025 and ignores any other exemptions. Homes outside city limits or in a PID or MUD will look different. My McKinney property tax, PID, and MUD guide walks through those.

9. Private Schools in McKinney

McKinney has a handful of private options. These are listed by Private School Review for McKinney ZIP codes as of October 2026:

  • McKinney Christian Academy, Christian, prekindergarten through 12th grade (75071).
  • Collin County Cornerstone Christian Academy, Christian, kindergarten through 12th grade (75069).
  • Acton Academy McKinney, nursery through 12th grade (75071).
  • Excellence Academy, Islamic Montessori, nursery through 12th grade (75071).
  • Holy Family School, Episcopal, early grades (75069).

Private School Review shows an average tuition of about $9,700 for 75071 private schools but no figure for individual schools. Call each school for current tuition and waitlists. Many McKinney families also look at private schools in Plano, Frisco, and Allen, so factor the drive in if that's your plan.

10. Collin College in McKinney

Collin College is the community college district for all of Collin County, and every McKinney homeowner pays its tax (0.081220 per $100 for 2026, unchanged). McKinney has three of its locations, per the college's campus page:

  • McKinney Campus, 2200 W. University Drive.
  • Collin Higher Education Center, 3452 Spur 399, which is also the college district's headquarters.
  • Public Safety Training Center, 3600 Redbud Blvd., home to fire science and the law enforcement academy.

The Technical Campus is in Allen at 2550 Bending Branch Way, a short drive from south McKinney. For high schoolers, ask your campus counselor about dual credit options with Collin College.

11. How I'd Use This When House Hunting

  1. Pick the district first, then the neighborhood. If you need Frisco ISD, you're shopping southwest McKinney. If you need McKinney ISD with new construction, look north at Painted Tree, Trinity Falls, and Ridgeline (see new construction in McKinney).
  2. Confirm the zoned campus for the exact address with the district's lookup tool, then call if it's a new street.
  3. Price the tax bill with the right school rate, plus any PID or MUD.
  4. Ask about capacity. Some McKinney ISD campuses were projected to run above 90% utilization after the rezoning, which can mean longer car lines.
  5. Put school assumptions in writing with your agent. A boundary can change after you close, and no contract protects you from that.
